Do I need an inspection if the roof looks fine from the ground?

Often, yes. Wind and hail damage frequently starts at the shingle seal, at flashing, or on slopes that are not visible from the street. A documented inspection tells you what is actually there instead of what is visible from the driveway.

Will you tell me whether my insurance will pay?

No. We are a roofing contractor, not an insurer or a public adjuster. We inspect the roof, document the conditions we observe and explain repair or replacement options. Coverage decisions are made by your insurance carrier under your policy.

What is the difference between a repair and a replacement?

It depends on how widespread the damage is, the age and condition of the covering, and whether the underlying deck and components are sound. The inspection report states which we recommend and why, including what we could not verify.

Do I get the report even if I do not hire you?

Yes. The report documents the condition of your roof on the date we inspected it. It is yours to keep, compare and share.
